Listen: I’m biased. I think you should choose one of our agents if you’re looking to make a move in Wichita. However, if you’re outside of our area, or just looking for ways to make sure that you’re making the right call then this post is for you. - “How many homes have you sold in the past 6/12 months in our market?”
- “What’s your multiple offer strategy?”
- “How do you find homes for your clients?”
Let’s go into a little more depth here on why these are good questions to ask. The first question “How many homes” is a much better question than “How long have you been in the business?” The reason is that the average agent sells roughly 6 homes a year. Let’s put that in perspective: If I told you I knew a GREAT mechanic that had been in the business 20 years but had only worked on a car once every 60 days…. Well that “20 years of experience” seems a little odd now doesn’t it? You need someone who is IN the business day in and day out to guide you through the pitfalls that lay ahead.
Speaking of those, one that comes to fruition often is the multiple offer situation. Your agent needs to have a strategy to make your offer stand out with something more than just “Offer more!” or “I’ve got a dreamcatcher that helps sometimes…” You have options and power. Your agent needs to make sure that you know about all of them and which ones to use in your situation.
As we discussed in an earlier blog this month, the market is selling homes in most price ranges in a matter of days and weeks instead of months. If you’re looking to move, you need to know about homes that fit your criteria as soon as they come on the market. Not all immediate alerts are created equal though! Many either aren’t detailed enough to tell you what you need to know (“Accidentally” sending Congolese listings when you’re looking for a bungalow in the suburbs…) or not getting you in-the-know fast enough.
