Yikes! So, while the agent if fumbling with the key trying to unlock the door, the buyers are looking all around them (at the front porch) inspecting every detail. This is a GREAT opportunity to show some attention to detail that the other homes they viewed didn’t provide. Borrow a pressure washer, cover no more than around 10% of the square footage of the porch with stuff (chairs, tables, plants, etc), and…you guessed it… a fresh coat of paint will work miracles.
3. Get Rid of All Those Clothes
The oldest real estate joke there is happens when the wife looks at the master closet and jokingly says to the husband “Yeah honey, this will work for MY clothes! Where will you put yours?” Want to really make an impression on your buyers? Get rid of 2/3rds of your clothes in every closet. It will make the closet look BIGGER and you’ll mute any objection to “Not having enough room” for the buyer. When a buyer decides which house would be most comfortable to live in, you can bet they’ll think back to the moment the popped your closet open. You can make it without that hoodie for a couple of weeks while your house is being shown. Promise.
