    There’s no way to explain how big a difference  a fresh coat of paint will make to your home. Subconsciously, buyers are going to get a sense that you had high pride of ownership and that they’re getting a home that was well maintained. (It’s helps if you actually DID maintain the home well, by the way.) We’ve experienced faster offers and shorter repair requests from sellers who recently painted even just part of their home before listing.

    Once you’re listed and potential buyers come to your house with their agent, market research tells us that they will make up their mind if they like it in the first 90 seconds they are on the property. Yikes! So, while the agent if fumbling with the key trying to unlock the door, the buyers are looking all around them (at the front porch) inspecting every detail. This is a GREAT opportunity to show some attention to detail that the other homes they viewed didn’t provide. Borrow a pressure washer, cover no more than around 10% of the square footage of the porch with stuff (chairs, tables, plants, etc), and…you guessed it… a fresh coat of paint will work miracles.

    The oldest real estate joke there is happens when the wife looks at the master closet and jokingly says to the husband “Yeah honey, this will work for MY clothes! Where will you put yours?” Want to really make an impression on  your buyers? Get rid of 2/3rds of your clothes in every closet. It will make the closet look BIGGER and you’ll mute any objection to “Not having enough room” for the buyer. When a buyer decides which house would be most comfortable to live in, you can bet they’ll think back to the moment the popped your closet open. You can make it without that hoodie for a couple of weeks while your house is being shown. Promise.
